Built in 1879, the Emlen Physick house and its nine outbuildings comprise a rare surviving example of a late-nineteenth century country estate. The house is attributed to Frank Furness, a prominent Philadelphia architect who was named one of America’s top ten architects by the American Institute of Architects. Saved from demolition in the 1970s by the Mid-Atlantic Center for the Arts, it is the only historic house museum in the city and attracts more than 56,000 visitors every year.

Previous Trust grants helped fund  landscape restoration and the preparation of a detailed study and schematic plans for a new HVAC system to protect the house and its collection. 

The current Trust grant will help fund the preparation of construction drawings and specifications for the installation of a geothermal heating and cooling system for the museum.

A 1998 loan from the Trust's Revolving Loan Fund assisted in the stabilization of the Carriage House, which now houses an indoor/outdoor tea room as well as meeting, exhibit and office space. A 2006 Emergency Grant helped fund the repair of the porch foundation after a partial collapse.
